Building Owners Must Know Their Fire Safety System

fire safety systemIt is the responsibility of building owners and managers to know their fire safety system, have proper documentation including an Emergency Action Plan (EAP), and to provide end user training.  Building owners must have basic information on the type of fire alarm system installed in their structure, and how it works.  

This is helpful to fire and safety companies providing maintenance and inspections, and to first responders arriving during an emergency.  Sophisticated fire alarms have smart panels which assist in identifying the exact location of either a system malfunction or the precise area of where a fire has initiated.  

A building manager should be trained in how to read these systems, respond to any alerts, and assist with evacuation if necessary.  

Establish an Emergency Action Plan

Developing a fire safety and evacuation plan is a vital component of any building, and especially for high-rise buildings which pose an increased risk.  Building managers must establish an Emergency Action Plan (EAP), implement that plan throughout the building with communication and practice drills, update as necessary and train all end users.

A detailed EAP consists of several components, some of which include:

  • Description of procedures for occupants to follow during an emergency
  • A plan for total evacuation of the building
  • List of personnel responsible to assist with evacuation such as the Safety Director, including names and phone numbers
  • Determine a liaison for first responders
  • Establish a safe meeting place to report during an emergency
  • Instructions pertaining to individuals with disabilities, including names and locations of individuals identified as requiring assistance

 

Integrated Emergency Action Plan

An EAP detailed for fire safety and evacuation is a good starting point for all Emergency Action Plans, including safety plans for extreme weather or workplace violence, for example.

Once approved by your local Authority Having Jurisdiction (AHJ), the EAP should be posted in conspicuous locations, in each elevator lobby and adjacent to doorways leading to exits.  Building managers must ensure that all procedures and signs are properly maintained.  

Training on Fire Safety Systems and Emergency Action Plans

Training for all building and safety managers should include usage on the fire and life safety system and how to respond as according to your written plan of action.   All building occupants should receive annual training on evacuation procedures.
